Are you looking for a riad for sale in Dar El Bacha? Few neighbourhoods in the medina live up to their name quite so well. Here, everything centres around an early 20th-century palace – now a museum – and narrow streets where, in a matter of minutes, you can go from the hustle and bustle of the souks to the tranquillity of a residential derb. It’s one of the locations our clients mention most often when they talk to us about their ideal riad.
This guide introduces you to the Dar El Bacha neighbourhood as we know it, explains what makes its properties so valuable, and outlines the approach we take to buying a riad in this area with complete peace of mind.
In short : Dar El Bacha is situated in the north-west of the medina, about 600 metres from Jemaa el-Fna as the crow flies, between Mouassine and Bab Doukkala. The neighbourhood takes its name from the palace built in 1910 for Thami El Glaoui, which has now been partly converted into a museum. Riads here are few and far between and in high demand.
The Dar El Bacha neighbourhood: a brief history
The Pasha’s Palace in Marrakech
«Dar el Bacha» literally means «the Pasha’s house». The palace was built in 1910 for Thami El Glaoui, who became Pasha of Marrakech in 1912 and was, for decades, one of the most powerful figures in southern Morocco. He would entertain guests from all over the world there: notable visitors included Winston Churchill, Charlie Chaplin, Joséphine Baker, Colette and Maurice Ravel.
The Musée des Confluences
Part of the palace was restored by the National Museums Foundation and opened on 9 July 2017 under the name Dar El Bacha – Musée des Confluences. Its courtyards lined with orange trees, its painted cedar doors, its ceilings and its zellige tiles make it one of the most beautiful within the city. The museum hosts temporary exhibitions, and one of its courtyards is home to a very popular café.
For a property owner, this presence is by no means insignificant: it brings a stream of culture-loving visitors to the neighbourhood, along with high-quality cafés and shops, and helps to create a strong heritage image. To discover the other sites in the old town, take a look at our Guide to the monuments of the medina of Marrakech.
Where is Dar El Bacha?
According to OpenStreetMap coordinates, the palace is approximately 600 metres from Jemaa el-Fna as the crow flies, about 350 metres from the centre of Mouassine and about 750 metres from the Bab Doukkala gate. In practical terms, you are:
- a few minutes’ walk from the souks and Mouassine; ;
- about ten minutes’ walk from Bab Doukkala Gate and the main roads of the new town; ;
- in an area where the alleyways are mainly pedestrianised, with quieter backstreets set back from the main thoroughfares.
A heritage-rich, residential atmosphere
The Dar El Bacha neighbourhood combines bustling streets, with their cafés, galleries and shops, with residential cul-de-sacs. It is often this contrast that appeals: cultural life on your doorstep, and the tranquillity of the courtyard once the door is closed.
Why buy a riad in Dar El Bacha?
A recognised heritage site
Dar El Bacha, like Mouassine, is one of the areas of the medina that our buyers seek out for their historic charm. The riads there often feature elements of traditional architecture (carved wood, zellige tiles, tadelakt) which contribute both to the living experience and to the property’s value.
A good balance for holiday lettings
Travellers appreciate its proximity to the museum, the souks and Mouassine. A well-renovated, well-photographed and easy-to-find riad can attract its target audience here. It should be noted, however, that the operation of a riad as a tourist accommodation is governed by Law No. 80-14 and is subject to a separate authorisation and classification procedure from the purchase itself.
Views over the rooftops
Some terraces offer unobstructed views over the rooftops of the medina, the palace and, on a clear day, the Atlas Mountains. Riad Bella, featured in our selection and now sold, for example, boasted a 360° view of Dar El Bacha, the Koutoubia and the mountains.

Price of a riad in Dar El Bacha
There are no official, publicly available statistics on prices by neighbourhood within the medina. What we do see are prices advertised in listings, which should be compared with actual sales figures. In our own guides, we list Dar El Bacha amongst the neighbourhoods where a fully renovated, turnkey riad is priced at the top end of the market in the medina.
As is the case throughout the old town, several factors account for the variations: the exact derb, the actual living space (which is often a more meaningful indicator than the floor area), the terrace, the quality of the renovation, access, the title to the property and its potential for commercial use. Our guide to prices per m² in Marrakech helps you locate a property.
Buying a riad in Dar El Bacha: how to go about it
1. Decide what you’ll use it for before you visit
Whether it’s a private residence, a holiday let or a guest house: the number of en-suite bedrooms, the layout and the terrace are not assessed in the same way.
2. Check the legal status
A riad with a title deed can be verified by means of a recent certificate of ownership issued by the ANCFCC. A riad under a ‘melkia’ requires further investigation and, often, a registration procedure. See our guide on the Melkia in Morocco.
3. Have the building surveyed
Partition walls, floors, terraces, damp: an independent survey is essential in older buildings, particularly since the earthquake in September 2023.
4. Plan ahead for the building work
The medina has been a UNESCO World Heritage Site since 1985: any building projects there are subject to strict regulations. Have your project costed and approved before you go ahead.

Dar El Bacha or Mouassine?
The two neighbourhoods are adjacent and share the same heritage charm. Mouassine is closer to the souks and livelier; Dar El Bacha features derbs that are often more residential, centred around the palace. Compare with our page riad for sale in Mouassine, or, for a more vibrant neighbourhood life, with Bab Doukkala Gate.
