Claire Emeriau and Arnaud Duysens founded Klair & Arno based on a conviction forged in the field: the Medina of Marrakech is home to a rare heritage steeped in history that deserves to be approached with respect, method and discernment.
They work with investors who, in addition to looking for performance, want to be part of coherent, well-thought-out projects. Their role is to identify riads with a unique character, understand the issues involved and then structure projects that strike the right balance between the identity of the site, contemporary uses and economic reality.
Far from standardised approaches, their approach is based on a detailed understanding of the Medina, special attention to detail and close collaboration with local craftsmen and partners. Each project is seen as an encounter between a place, a vision and an investor.

Klair & Arno was born in Marrakech.
A couple in life and very quickly a duo in work driven by the same sensitivity for the Medina, its riads and their stories.
Building together has taught us one essential thing: nothing lasting can be created without trust, dialogue and a shared vision. This approach naturally guides the projects we support.
As our projects have progressed, our role has naturally evolved beyond that of a traditional estate agency. Depending on your needs, we can offer advice, transactions or more comprehensive turnkey support, always with the same attention to place, people and balance.

What is the budget needed to buy a riad in Marrakech?
The price of a riad in the Medina varies between €150,000 and €1,500,000, depending on the size, location and condition of the property. A 3-4-bedroom riad to renovate starts at around €150,000, while a turnkey riad with 5-7 bedrooms in a sought-after area (Dar El Bacha, Mouassine) can fetch between €400,000 and €800,000. You should also allow for 4 to 5 % in notary and registration fees, plus 2.5 to 5 % in agency commission.
Can a foreigner buy a riad in Morocco?
Yes, absolutely. Morocco allows foreigners to buy property freely, without any nationality restrictions. The only restriction concerns agricultural land. For a riad in the Medina, you have the same rights as a Moroccan citizen. The purchase is made before a notary, with an official land title guaranteeing your ownership.
How long does it take to buy a riad?
The whole process generally takes between 2 and 4 months. This includes: finding the property (2-4 weeks), negotiation and the promise to sell (1-2 weeks), checking the legal documents (2-3 weeks), and finally the final signature at the notary's office (3-4 weeks). Is it possible to get a mortgage in Morocco?
Yes, some Moroccan banks do grant home loans to foreigners, but the conditions are stricter (deposit of 30 to 50 %, stable income). French banks also offer international loans. We can put you in touch with our banking partners to optimise your financing.
How profitable is a riad as a tourist rental property?
A well-located riad in the Medina can generate a gross return of 8 to 15 % a year. With an occupancy rate of 75 % in the first year and 90 % thereafter, a 5-bedroom riad can generate between €60,000 and €100,000 in annual sales. Operating costs represent around 35 to 45 % of turnover.
How do I estimate the value of my riad?
The value of a riad depends on a number of criteria: location in the Medina, floor area and living space, number of bedrooms, general condition and quality of renovation, presence of a swimming pool or hammam, accessibility, and rental potential. How long does it take to sell a riad?
The average time taken to sell a riad is between 3 and 6 months for a property that has been properly valued and marketed. Do I need to be present in Morocco to sell?

Buying off-plan means buying a riad before or during its complete construction/renovation. You are involved in the project from the outset: architectural choices, materials, finishes, decoration. What are the advantages of buying off-plan?
