Are you looking for a riad for sale in Bab Doukkala? It is currently one of the areas of the medina where we are involved in the most projects. Bab Doukkala offers what many buyers are looking for without always realising it: a genuine neighbourhood atmosphere, access that is often easier than in the heart of the souks, and characterful properties just a few minutes’ walk from Dar El Bacha and Mouassine.

In this guide, we introduce you to the neighbourhood as we experience it on a daily basis, the riads we currently offer, and the checks you should carry out before making a booking.

In short : Bab Doukkala is the north-western quarter of the medina, centred around the gate of the same name. Its heart lies approximately 1 km from Jemaa el-Fna as the crow flies. Several riads from our selection are available here, ranging from 3 to 6 bedrooms. As is the case throughout the medina, the exact derb, the condition of the building and the title deed determine a property’s value.

The Bab Doukkala neighbourhood in Marrakech: location and landmarks

Bab Doukkala takes its name from one of the historic gates in the city walls, to the north-west of the medina. The neighbourhood stretches from the gate into the old town, towards Dar El Bacha and Mouassine. According to OpenStreetMap coordinates, the gate is approximately 1.3 km from Jemaa el-Fna Square as the crow flies, and the heart of the neighbourhood is approximately 1 km away.

The places that give the neighbourhood its character

  • The Bab Doukkala Gate, one of the main entrances to the medina on the New Town side.
  • The Bab Doukkala Mosque, built between 1557 and 1558 on the initiative of Lalla Mas’uda, a princess of the Saadian dynasty. It serves as the neighbourhood’s spiritual and architectural landmark.
  • The local market, bustling every day, where locals go to do their shopping: greengrocers, grocery shops, butchers and craftspeople.
  • Arset Aouzal and residential derbs, which are quieter, and where you’ll find some highly sought-after cul-de-sacs.

It’s about a ten-minute walk to Dar El Bacha and its museum, then on to Mouassine and the souks. This is one of the area’s great attractions: living in a residential neighbourhood whilst remaining close to the historic Marrakech district.

The atmosphere: authentic and lively

Bab Doukkala is often described as being less touristy than the centre of the medina. You’ll mainly come across local families from Marrakesh, craftspeople and shopkeepers there. For someone buying a second home, it offers a more «everyday» lifestyle; for a rental investor, it’s a location that appeals to travellers seeking authenticity, provided the riad is well-maintained and easy to find.

Why buy a riad in Bab Doukkala?

Often more convenient access

Situated on the edge of the medina, the neighbourhood is close to the main roads of the new town. Some locations are easier to reach by taxi or for deliveries than those in the heart of the souks. This isn’t a hard and fast rule: every derb is different, and we always check the actual access during our site visits.

Attractive volumes

In Bab Doukkala, there are spacious riads – some of which are historic – that are equally suited to use as a family home or as a guesthouse. The availability of properties in need of renovation also makes it possible to design a bespoke project.

More flexible pricing than in the heart of the medina

The neighbourhood is generally considered to be more affordable than Mouassine or Dar El Bacha for properties of a similar standard. Bear in mind, however, that there are no official public statistics measuring prices by neighbourhood: these are trends based on property listings, which we compare with comparable sales on a case-by-case basis.

Prices for a riad in Bab Doukkala: a guide

The price of a house for sale in Bab Doukkala depends primarily on its living area, its condition and its exact location. The four properties listed above have asking prices ranging from 5.68 to 10.8 million dirhams, for 180 to 280 m².

To compare with the rest of the city, our guide to prices per m² in Marrakech summarises our guidelines by property type. In the medina, the differences between two riads of the same size can be considerable: the derb, the access, the terrace, the quality of the renovation and the legal status often explain more than just the square metres.

Don’t forget to add the purchase costs (registration fees, land registry fees, notary fees) to the price, as detailed in our guide to Costs associated with buying property in Morocco.

Shopping at Bab Doukkala: what to look out for

Check the title and history

A riad with a title deed offers the greatest security. Ask the ANCFCC for a recent certificate of ownership to find out who the registered owner is and whether there are any charges on the property. In historic neighbourhoods, it is common for the property to be jointly owned by heirs: all beneficiaries must consent to the sale.

Have the structure assessed

Partition walls, floors, terraces, utility networks: an independent assessment is essential, particularly in the wake of the September 2023 earthquake.

Try out the derb at different times of day

The market and shopping streets are bustling. Check the noise levels, footfall, lighting in the evening, and the actual distance to a point accessible by car.

Planning for operations

If you are looking to buy a guest house, the tourist classification (Law No. 80-14) is a separate process from the purchase itself. Make sure you check whether it is feasible before signing.

Bab Doukkala or Dar El Bacha?

The two neighbourhoods are adjacent, and some properties are situated on the boundary, such as the Riad Bardouz. Dar El Bacha offers a more heritage-focused atmosphere centred around the palace and museum; Bab Doukkala has a more distinctive neighbourhood feel and is often easier to get to. Compare them on our page riad for sale in Dar El Bacha, or closer to the heart of the medina with Mouassine.
