But the answer isn’t simply the asking price. The true cost of a riad is the purchase price, plus acquisition costs, plus any renovation work, plus fitting-out costs, plus annual service charges.

In this guide, we use real-world data (the advertised prices of the riads in our selection and our market benchmarks) to help you draw up a comprehensive and realistic budget.

In short : as at 19 October 2026, the riads available in our selection are listed at prices ranging from 4,270,000 MAD and 18,000,000 MAD, of which 10 out of 12 are between 4.27 and 8 million dirhams. Add approximately 7 % acquisition costs, followed by the budget for building works and refurbishment, depending on the condition of the property.

The price of a riad in Marrakech: what the adverts reveal

Our riads for sale: the prices shown

Here is the price range for the riads available on our page riads for sale in Marrakech, recorded on 19 October 2026 (excluding properties sold):

4 to 5 million MAD — Examples from our selection: Riad Douar Graoua (3 bedrooms, 4,270,000 MAD), Riad Fadila (3 suites, 4,298,190 MAD), Riad Prestige Kennaria (4 bedrooms, 4,860,000 MAD)

5 to 6 million MAD — Examples from our selection: Riad Foudounk (in need of renovation, 5,170,000 MAD), Riad Signature Médina (4 bedrooms, 5,400,000 MAD), Riad Bardouz (3 bedrooms, 5,681,600 MAD), private 5-bedroom riad in Bab Doukkala (5,800,000 MAD)

6 to 8 million MAD — Examples from our selection: Riad Aouzala (off-plan project, 4 suites, 6,000,000 MAD), Riad Dounia (4 bedrooms, 6,110,400 MAD), Riad Rahmania (5 bedrooms, 8,000,000 MAD)

Over 10 million MAD — Examples from our selection: The exceptional Bab Doukala riad (6 bedrooms, 10,800,000 MAD), a riad with a terrace and panoramic views in Sidi Mimoun (4 bedrooms, 18,000,000 MAD)

These amounts are prices shown, not confirmed sale prices: negotiation is still possible depending on the property. They also show that, for properties with the same number of bedrooms, the difference can be significant.

The price per square metre of a riad in the medina

In our investor’s guide, we identified a sample of 19 listings for riads in the medina in August 2026, with an average asking price of 38,198 DH/m². Our indicative benchmarks for 2026:

In need of renovation — Indicative price range (DH/m²): 10,000 to 25,000

Renovated — Indicative price range (DH/m²): 15,000 to 40,000

These ranges are approximate figures based on property listings, not official price scales: there are no publicly available statistics on the sale prices of riads by neighbourhood. To compare with flats and villas, see our analysis of price per square metre for Marrakech flats.

Why do riad prices vary so much?

Two riads of the same size can have very different prices. The factors we see most often are:

The neighbourhood and the exact derb : Mouassine, Dar El Bacha, Kennaria, Bab Doukkala and the Kasbah do not attract the same level of demand; and even within the same neighbourhood, a quiet cul-de-sac is worth more than a busy alleyway.

Access : on foot, delivery available, car parking nearby or right outside the door.

The actual living space and the number of en-suite bedrooms.

The state : in need of renovation, recently renovated, or an old renovation project requiring further work.

Services : swimming pool or paddling pool, hammam, rooftop terrace, views of the Atlas Mountains.

Legal status : land title or melkia.

The potential for exploitation and, where applicable, the tenancy history.

The total budget: the 5 items to allow for

1. The purchase price

This is the agreed price. Set your budget from the outset, including costs and any work required.

2. Acquisition costs: approximately 7 %

For a built and registered riad: registration fees of 4 %, land registry fees of 1.5 % plus fixed charges, notary’s fees and VAT, and out-of-pocket expenses. We recommend setting aside approximately 7 % of the purchase price, excluding estate agent’s commission. Full details can be found in our guide to Costs associated with buying property in Morocco.

3. The works

That’s the big unknown. In our guide to renovating a riad in Marrakech, we would point out that a basic renovation generally costs between €50,000 and €100,000 for an average property, and that a high-end renovation using premium materials can exceed €300,000. Only a cost estimate based on plans, following a survey, will enable you to finalise a budget. Please also bear in mind that building work in the medina is subject to regulations.

4. Layout and fittings

Furniture, décor, linen, air conditioning, kitchen: some riads are sold furnished, others unfurnished. Check what is included and ensure it is listed in the preliminary sale agreement.

5. Annual costs

Local taxes, insurance, maintenance (terrace, waterproofing, pond), water and electricity, caretaker services or property management if you are not on site. For taxes relating to property ownership, see our Guide to property taxation in Morocco.

Two examples of a budget

These examples are illustrative and rounded figures. They are intended to help you organise your thinking, not to value a specific property.

Example A: renovated riad, ready to move into, priced at 5,000,000 MAD

Purchase price — Amount: 5,000,000 MAD

Acquisition costs (≈ 7 %) — Amount: ≈ 350,000 MAD

Building works — Cost: 0 to low (refurbishment)

Fittings — Cost: as per the attached inventory

Total excluding development costs — Amount: ≈ 5,350,000 MAD

Example B: a riad in need of renovation

Purchase price — Amount: negotiated price

Acquisition costs (≈ 7 %) — Amount: ≈ 7 % of the price

Survey, architect, planning permission — Cost: as per quotation

Building works — Cost: from €50,000 to over €300,000 depending on the standard of finish (our guidelines)

Full fit-out — Cost: to be determined on a project-by-project basis

A riad in need of renovation isn’t necessarily cheaper in the long run: above all, it offers greater scope for personalisation. The right choice depends on your timetable, how much time you’ll be spending there, and your willingness to oversee the building work.

Riad, budget and intended use: getting your project right from the start

Second home : prioritise location, peace and quiet, and ease of maintenance.

Holiday let : Take into account the number of en-suite bedrooms, access to the property and views of the neighbourhood; check the regulatory framework.

Guest house : factor in the cost of bringing the property up to classification standards right from the start.

Frequently Asked Questions

What is the average price of a Marrakech riad?

There is no official average price. The riads in our selection are listed at between 4.27 and 18 million dirhams as at 19 October 2026, with the majority ranging from 4.27 to 8 million. In terms of price per square metre, our benchmark listings range from 10,000 to 25,000 DH/m² for a riad in need of renovation and from 15,000 to 40,000 DH/m² for a renovated riad.

What is the total budget required to buy a riad?

The purchase price, plus approximately 7 % in acquisition costs, plus renovation and refurbishment costs depending on the condition of the property. For a riad in need of renovation, the renovation budget may account for a significant proportion of the total.

Is it cheaper to buy a riad in need of renovation?

The purchase price is usually lower, but the final cost depends on the renovation work required. Get a quote for the work before you commit.

Is the price of a riad negotiable?

The prices shown are not fixed: there is often room for negotiation, depending on the condition of the property, how long it has been on the market and the seller’s motivation.

Should you pay for a riad in dirhams or euros?

The price is stated in dirhams in the contract. If you are coming from abroad, please pay in foreign currency by documented bank transfer: this will enable you to repatriate the proceeds from any future resale.

Let’s put your budget together

Do you have a budget in mind and want to know what it will actually cover?
